The NSW Law Society publishes useful guides for selling or buying properties. Should you wish to use a lawyer, LME provides all the legal services needed to sell or buy property, known as conveyancing, for highly competitive fees.

1. Selling a property

LME offers quality conveyancing services for highly competitive fees, below.

All you need to do is provide

  • Your details
  • Details of the property you are selling
  • Payment details

Using an Agent

LME recommends that you use an agent to sell your property. Agents are professionals that have legal obligations and are skilled at marketing properties, which means that they can help you sell your property for the best possible price. You can use any agent you want. LME can help find an agent in your area – just select “Yes” in the “Need help finding agent” box when you enter the details of the property you are selling. Please be aware that all agents make a commission from the property sold. LME does not receive any commission for referring you to an agent.

LME will

  • Work with the agent that you choose to obtain the information needed about your property
  • Provide you with a draft contract for the sale of land
  • Draft all the documents needed to sell your property
  • Provide all the legal services needed to sell your property

Legal fees

LME can usually undertake all the legal work necessary to sell property for $2,574 plus disbursements, which includes:

  • Drafting and reviewing the sale of land contract
  • Liasing with you, the agent
  • Obtaining all of the relevant documents such as certificates, plans etc.
  • Advising you, the vendor
  • Liasing with the buyer’s solicitor
  • Providing answers to requisitions
  • Liaising with the mortgagor
  • Exchange
  • Settlement

LME requires a deposit of $2,574. Any amount not used for fees or disbursements will be refunded.

 

2. Buying property

LME provides all the conveyancing services needed to buy a property for a highly competitive fixed fee, below.

All you need to do is provide

  • Your details
  • Details of property you wish to buy
  • Payment details

Legal fees

LME can usually undertake all the legal work necessary to buy a property for only $2574 plus disbursements, which includes:

  • reviewing the sale of land contract
  • conducting the relevant searches
  • checking the relevant documents e.g. plans etc.
  • liaising with the agen
  • advising you where necessary
  • dealing with your mortgagor

LME requires a deposit of $2574 before commencing work on your matter. Any amount not used for legal fees or expenses will be refunded.
